Fee-simple ownership

Own the hangar and the land beneath it

At most public airports a hangar owner is really a tenant. Boyer Hangars is different, and this page explains how.

Questions we hear most

What does fee-simple mean?

You own the hangar and the land it sits on outright, in your own name. There is no land lease and no lease expiration, and you aren't paying ground rent to anyone.

Is the land really private?

Yes. Boyer Hangars is built on private property next to Sandpoint Airport, with direct taxiway access. That is different from hangars on airport-owned ground, which are almost always on a ground lease.

How much are the hangars?

The four available hangars (7, 8, 9 and 10) are priced at $900,000 each for 3,600 sq ft, or about $250 per square foot.

Can I rent a hangar instead of buying?

The owners of Hangars 1, 2, 5 and 6 are open to renting. Send an inquiry and we'll put you in touch.

Will my aircraft fit?

Each door is 55' wide and 16' tall. Send us your wingspan, tail height, and the aircraft you fly, and we'll confirm fit with the developer before you commit.

How does access to the airport and taxiway work?

Each hangar has direct taxiway access to Sandpoint Airport. The terms of that access, and any airport-related obligations that go with it, are set out in the recorded documents. We'll send them with your inquiry so your attorney can review them.

Are there ongoing costs?

As with any real property, expect property taxes and insurance, and possibly shared-maintenance or association costs. We'll provide the figures that apply to each unit before you make an offer.

What can I do inside the hangar?

Allowed uses and any build-out (insulation, heat, offices, storage) are governed by the city and the recorded covenants. Ask us before you plan, and we'll get you a clear answer.

Can I finance a hangar?

Many buyers use a commercial or aviation-experienced lender. Talk to your lender early; we can introduce you to local ones if you'd like.
